On Campus

Allen & O'Hara has specialized in student housing for more than 43 years, developing and managing residence halls and student apartments in close collaboration with universities nationwide. Allen & O'Hara has developed or acquired 69 housing communities serving 49 universities. We completed 3,000 beds in 2006, with 3,600 beds under construction for completion in 2007 and 2,800 beds under construction for completion in 2008. Over the past five years we have developed, have under construction or are currently awarded 15,747 beds. We own another 27,593 beds.

Allen & O'Hara develops residence halls and apartments specially designed for college students seeking more privacy, and for universities needing new, quality housing and living/learning communities on campus. Each project is unique to the campus in architectural design, unit mix, and programming areas. Our annual market survey routinely reveals "location near campus" as the #1 reason why students select their college home. Conversely, "lack of privacy" ranks as the #1 reason why students move off campus. With student housing facilities around the country, Allen & O'Hara offers administrators a highly-marketable and financially feasible solution to attracting and retaining students on campus. Statistics prove that our housing has caused increased applications, enrollment, growth, improved retention and rising SAT scores. Campus presidents and their staff have lauded our work.

In response to the growing demand for new and replacement student housing, Allen & O'Hara has refined the design and development process. Utilizing its 4 decades of experience in housing students, combined with the results of extensive student surveys, A&O has created individualized communities that meet the unique needs and desires of today's modern student. A&O on-campus communities provide the student with high quality living, designed to meet University needs and offer the wide array of amenities that today's college student seeks.

Many projects involve mixed-use approaches that combine housing with parking structures, retail and university amenities, such as food service and student centers, university offices, wellness and health centers, and faculty housing.

Our facilities are financed utilizing tax-exempt bonds or private equity. Typical projects require no university financial investment, no university financial guarantee, and no occupancy guarantee. We minimize impact on the University's balance sheet, while creating substantial long-term university cash flow and financial benefit.

Our student housing communities provide new opportunities for universities to accomplish more with less. Our in-house, turn-key capabilities for developing, building, and managing these communities provide for a wide range of resources. Working with Allen & O'Hara, universities clearly benefit from the public/private partnership in the following manner:
