A&O will review the preliminary furniture plans and furniture requirements. A preliminary carpet take-off
will be done until the carpet installer is selected and provides final carpet requirements.
A&O will work as a team member and communicate effectively with the owner, architect, designer, developer and manager
to ensure all aspects of the project are included in the budget. A complete itemized budget will be prepared after
specifications are issued and competitive pricing is secured. Value-engineered alternatives may be requested.
Modifications are carefully selected so the original quality and design is maintained. The final decision will rest with
the owner.
Purchase orders will be issued after an agreed-upon scope of work is finalized. Advance planning and scheduling is
critical to achieve on-time deliveries and installation, while avoiding costly warehousing and double handling.
A&O monitors the progress of the job to ensure that all vendors are complying with the terms of the purchase (order).
Production progress is periodically confirmed and documented in a status report. Delivery will be scheduled with
the vendor, based on the owner's requirements.
A&O provides supervision to the installation contractor to ensure proper documentation, proper receipt of goods
and adherence to the schedule. If necessary, there will be on-site representation during installation.
A&O verifies each vendor invoice against the purchase order and receiving documentation. A&O will reconcile the
project and provide an itemized report at completion.
